The Statistics of Home Staging
According to a National Association of Realtors 2017 study, 49% of buyers’ agents cited that home staging had an effect on most buyer’s perception of the home and 79% of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home.
Proper staging can translate to more money to spend on your new home construction in the St. Louis area. For example, 29% of sellers’ agents reported an increase of 1-5% of the dollar value offered by buyers, in comparison to similar unstaged homes, and 21% of respondents stated that staging a home increased the dollar value of the home between 6-10%.
Possibly even more importantly, staging your home properly can seriously decrease the time it spends on the market, letting you move on to your new home with much less stress. The survey noted that 39% of sellers’ agents stated that staging a home greatly decreases the amount of time the home is on the market, 23% reported slight decreases in the time on the market, while only 8% stated that staging a home did not affect the time on the market. So at the end of the day, it’s clear that staging has some impact.

To start with, why is FLAIR an expert?
Flair is the first staging company in St. Louis. We’ve been in business for nearly 36 years and we stage around 1000 homes a year.
But my home is beautiful already. Why would I need to stage it to sell?
Staging differs uniquely from personal home design. The focus is on how to present the home with a more neutral, spacious look without personal distractions. It’s the exact opposite of decorating a home for yourself.
If I don’t have a lot of money to spend on new furniture, etc., what are some simple things I can do to stage my home?
To begin with, minimize personal collections and remove all clutter. Open up all walkways so that you can easily move through the home. Purchase fresh bath towels and throw pillows. Most importantly, make sure EVERYTHING is spotlessly clean. We can become a bit blind to what we see every day, so ask a very honest friend to point out any areas that need attention. A buyer who thinks you’ve neglected cleaning may wonder what other maintenance has been neglected.
What’s hot right now? And what’s terribly out of date?
A neutral color palette will sell your home. While very colorful accent walls may have fit your décor, you don’t want to chance being “the house with the purple wall.” Paint is an inexpensive way to update. Accent walls are still in, but lean towards a complimentary neutral color. Meanwhile, large floral patterns in upholstery and wallpaper definitely dates your home. Slipcover or remove dated furniture if possible.
What about curb appeal? What makes or breaks a first impression?
Overgrown landscaping is a big turnoff and will immediately age your home. I recommend trimming bushed and removing or replacing overgrown plants that hide your home. A black dyed mulch will give an immediate fresh boost. If you’re not planning to sell immediately, take photos of your home during different seasons to show it at it’s best. If you have perennials, it’s great to be able to show everything in bloom if you’re selling in the dead of winter. Or the home decorated for the holidays if you do that kind of thing.
Any last words of wisdom?
Remember, people are likely to see photos of your property before they see it in person. Walk around and take your own photos. Do they WOW you?
